When applying for a home, car, or personal loan, lenders do not determine your maximum loan amount solely on your gross salary. Instead, they calculate your Fixed Obligation to Income Ratio (FOIR)—the percentage of your net monthly take-home income that can safely go toward debt repayments.
The FinToolkit Loan Eligibility Calculator estimates the maximum loan amount banks and housing finance companies will approve, based on your monthly income, existing debt obligations, interest rate, and proposed tenure.
How lenders evaluate loan eligibility
Underwriting models follow a two-step mathematical assessment:
- Maximum affordable EMI (FOIR calculation): Lenders cap your total monthly debt payments at 40% to 50% of your net monthly income (sometimes up to 60% for high-income earners). Any existing monthly commitments—such as personal loan EMIs, car loans, or credit card dues—are subtracted from this limit:
Max Affordable EMI = (Net Monthly Income × FOIR%) − Existing Monthly EMIs
- Present value loan sizing: The maximum approved loan principal is calculated as the present value of the affordable EMI over your loan tenure at the lender's interest rate:
Eligible Principal = Affordable EMI × [ ((1 + r)n − 1) / (r × (1 + r)n) ]
Where r = Monthly interest rate and n = Tenure in months.
Worked eligibility scenario
Consider an applicant earning a net monthly salary of ₹80,000 with no existing debts, applying for a 20-year loan at an interest rate of 8.50% p.a., where the lender permits a 50% FOIR.
| Eligibility Metric | Calculation | Result |
|---|---|---|
| Net monthly take-home salary | Documented bank credit | ₹80,000 |
| Allowed FOIR limit | 50% of net income | ₹40,000 |
| Less: Existing monthly EMIs | No current debts | −₹0 |
| Maximum affordable EMI | ₹80,000 × 50% | ₹40,000 / month |
| Loan tenure & interest rate | 20 years (240 months) @ 8.50% | r = 0.007083 |
| Eligible loan amount | Present Value of ₹40,000 EMI | ₹46,09,234 |
If this applicant already had an ongoing car loan EMI of ₹10,000 per month, their available EMI capacity would fall from ₹40,000 to ₹30,000, reducing their eligible loan amount to ₹34,56,925 (a reduction of over ₹11.5 Lakh).
Ways to enhance your loan eligibility
- Add a co-applicant: Applying jointly with an earning spouse or family member combines your monthly incomes, increasing the total affordable EMI and eligible principal.
- Clear existing debts: Closing credit card EMIs or small personal loans before applying frees up your FOIR headroom.
- Choose a longer tenure: Extending tenure from 15 to 20 or 25 years lowers the EMI per lakh borrowed, qualifying you for a higher principal amount (though it increases total interest over time).
- Maintain a clean credit record: A CIBIL score of 750+ reassures lenders, often qualifying you for the highest permitted FOIR bracket and competitive benchmark rates.
Frequently asked questions
What is the standard FOIR used by Indian banks?
For net monthly incomes below ₹50,000, banks usually set FOIR at 40% to 45%. For incomes between ₹50,000 and ₹1,50,000, FOIR is typically 50%. For high earners above ₹1,50,000 per month, lenders may permit a FOIR of 55% to 60%.
Does credit card limit affect loan eligibility?
Having a high credit card limit does not hurt your eligibility if your balance is zero. However, if you are actively carrying outstanding balances or running credit card EMIs, lenders count those minimum payments toward your existing monthly debt obligations.
Can rental income be added to increase eligibility?
Yes. Lenders consider rental income if it is documented through bank credits, rental agreements, and declared in your filed Income Tax Returns. Most banks factor in 70% to 80% of gross rental income to account for vacancies.
What documents do banks verify for eligibility?
Salaried applicants typically need to provide 3 months of pay slips, 6 months of bank account statements, Form 16 for the past 2 years, and PAN/Aadhaar KYC documents. Self-employed applicants require 2 to 3 years of audited financials and ITRs.
